GUIDELINES
The Guidelines provide certain minimum standards, provisions and requirements for appropriate and acceptable design for homeowners. They are followed by the ACC and the Board in evaluating each submittal for approval.
The POA recognizes that matters of judgment and taste cannot be reduced to a simple list of measurable criteria. It is possible that a submission may meet all the guidelines and criteria and still not receive approval, if in the judgment of the ACC and/or the Board the overall aesthetic impact is not acceptable.
The approval of one application for an improvement shall not be construed as creating any obligation on the part of the ACC to approve applications involving similar designs for proposed improvements to different lots.
The ACC and/or the Board have the express authority to waive any requirement set forth in the Guidelines if, in their professional opinion, it deems such waiver to be in the best interest of the property and the deviation requested is compatible with the character of the property. On occasion, an opinion poll of the homeowners is used to determine whether a Guideline should be modified on a community wide basis.
Some examples of this are the relaxation of fencing guidelines to include certain styles of PVC fence and expansion of the acceptable exterior color schemes (color palette available at the Community Club).
