Mailbox Information
What is the first thing that is noticed when someone comes to your house?            
What is it that forms the first impression of your house?
 
What is it that sets the initial tone of your  neighborhood?
 
What is the first thing that will help you sell your house?
 

The answer is the same for all four questions – MAILBOXES!
 
Mailbox maintenance is very important not only for you but for your neighborhood as well.
 


The styles and specifications for West Meadows mailboxes are set forth in the Architectural Guidelines for the village in which you live.  Find your guidelines by clicking this link:  ARCHITECTURAL GUIDELINES.    


Are you a do-it-yourselfer?  If you have a wood post, and you do not live in Eagles Landing or Mallard's Landing, you can buy a replacement post at the local hardware stores for about $30.   You must put the post back in the same spot as your current post.  If you share a post with a neighbor, that is, have a double post, you can switch the double post for two single posts.  HOWEVER, the USPS requires that both mailboxes stay in the same spot as your current mailboxes.  (They do not want to make additional stops to deliver your mail.)

You will want to set the post in concrete.  Do not forget to paint the post to match the current grey-beige color.
If you replace the mailbox, it must be the color Hunter's Green (you can spray paint it, if you cannot buy it green.)

If you do not want to do the work yourself, you will need to hire a carpenter for the work.  Please be sure that you provide that carpenter with our guidelines for the post and mailbox.  We suggest that the post be set in concrete and that you protect the base of the post from weed trimmer damage plantings or decorative curbing. 


If you live in Mallards Landing or Eagles Landing, you have until 2013 to replace your mailbox with the metal model.  The vendor is:

The Board of Directors does not want to get into the mailbox replacement business.  Mailbox maintenance is the responsibility of the individual property owner.  Please take an objective look at your mailbox.  If parts are broken, please fix or replace them.  If it is faded – please repaint it.  If it is leaning, please straighten it.  If years of weed-wacking has reduced the base of the post to more of a pencil that the original post – please replace it.   Some boxes only have dirt or mold on them which requires about a 15 minute job with a hose, sponge and some soft detergent.  Restoring your mailbox will enhance your property values and make your neighborhood much more attractive.

The homeowners of Eagles and Mallards Landings voted to change the architectural guidelines for their mailboxes and posts.  They will be replaced by a cast aluminum post over the next five years.

In the meantime, other homeowners in the rest of The Landings, Lakeside and Watergrass are expected to maintain their posts and boxes according to the architectural guidelines for their village.  So, remember to caulk and paint those cracked posts and keep them looking good.  You might think that no one notices mailboxes and posts....that is, until you see one twisted or leaning like a drunken sailor waving from the curb.

Let's keep our neighborhoods beautiful and drive by Eagles and Mallards Landings to see the mailbox solution that they adopted.  And, for those of you who just don't care, the Board has instructed its Community Association Manager to identify any mailbox that constitutes a Deed Restriction Violation to notify the homeowner when repairs are warranted.
