ABOUT WEST MEADOWS 


Although West Meadows is relatively new, its homes, landscaping and common areas give the appearance of a far more mature, established community. Many of the homes are situated on the lakes or conservation areas that abound in the area and provide a refuge for the local deer, tropical birds and occasional gator.

Residents of West Meadows are a culturally diverse group of people representing all the geographical areas of the United States as well as many different parts of the world. The professions, ages and interests of the residents are as diverse as their cultures. All enjoy the advantages of excellent schools and a 32-acre community recreation area including a clubhouse, pools, tennis courts, gym, playground, baseball, basketball and soccer fields and nature trails. 


The Community of West Meadows is made up of several subdivisions, referred to as "villages", a Community Recreation Center and Common Property. There are approximately 1,394 households in West Meadows.

The villages of West Meadows are:
    
The Estates
          Hawthorne Estates (gated)
          Strathmoor Estates (gated)
    
The Landings
          Eagles Landing
          Mallards Landing
          Hawks Landing
          Doves Landing (gated)
          Audubon Landing  (gated)
          Lakewood
     Watergrass
     The Preserve (gated)
     The Promenade
     Stone Ridge (gated)

Each village has its own set of Covenants and Guidelines. The "Covenants" are the documents that specify the deed restrictions to which the owner agrees at closing time.  The "Guidelines" relate to the exterior appearance of the property.  However, the Covenants and Guidelines for all villages are essentially the same, the major differences relating to lot sizes and required landscaping.  In addition to membership in the West Meadows Property Owners Association, some villages (viz. The Promenade, Stone Ridge, Doves Landing and Audubon Landing) have their own Homeowners Committees to address specific issues within their communities.


All the public streets are maintained by the City of Tampa while the private streets (those within gated villages) are the responsibility of the individual village. 

All water and sewer service, police protection and animal control are provided by the City of Tampa.
