WHAT THE WEST MEADOWS BOARD OF DIRECTORS (BOD) DOES

West Meadows is a deed restricted community.  The BOD administers, interprets and enforces the protective covenants, conditions, and restrictions designed to maintain the integrity, property values and beauty of West Meadows.  To this end, the POA has the power and duty to budget, collect and disburse annual assessments and to maintain and administer the Common Property.

For more information about the Covenants and Guidelines, please visit the Covenants Section and/or Committees Section.

For more information on community finances, please visit the Budget Section.

Questions and/or comments about the BOD can be directed to the Property Manager .

WHAT THE BOD DOES NOT DO

The BOD has neither the authority nor jurisdiction to:

1.      enforce, or in any way interfere with, issues not specifically addressed in the Covenants and Guidelines.

2.      mediate disputes among neighbors.

3.      amend the Covenants and Guidelines without a vote of the majority of members.

4.      enforce animal or wildlife controls.

      5.   maintain private property, including sidewalks,
easements or shorelines adjacent to private lots.

*The Covenants are the documents that specify the deed restrictions to which the owner agrees at closing time.  The Guidelines relate to the exterior appearance of the property including (but not limited to) fences, walls, driveways, street parking, landscaping, roofs, utility connections, garages, pools, set backs, ancillary structures, lighting, doors, windows and mailboxes.

All exterior changes (painting, landscaping, additions, etc.) must follow the Guidelines and may be made only after approval of a request to the Architectural Control Committee. (See committees for more information).

**Common Property means all of the Property, except the homeowner lots and those portions of the Property that are dedicated to the public, together with any improvements thereon and all personal property intended for the common use and enjoyment of the owners .  This includes rights of way of any publicly dedicated roads, signs, fencing, landscaped entry features, any landscaping not located within a lot, parks, open areas, easements, conservation areas and nature preserves.

Common property includes all conservation areas as well as lakes, ponds, waterways etc.  These are nature preserves, providing shelter and forage to our wildlife. They should never be used as dumpsites, even for landscape trash.  Residents are urged to contact the Property Manager should they become aware of our neighborhood being abused.  Action will be taken against offenders. All complaints are absolutely confidential.

Remember, this is our neighborhood and it is up to each of us to be responsible to protect and preserve it.  The POA is here to help, but can only do as good a job as the members support.

Please report any site problems to WMBOD@west-meadows.org or lloyd@greenacreproperties.com.   Thank you.
