WHAT HAPPENS IF I DO NOT PAY MY ANNUAL ASSESSMENTS?
The Master Assessment and the Neighborhood Assessments for The Preserve and The Estates are all due on January 1. Any Assessment/s that are not paid when due shall be delinquent.The Assessment/s shall bear interest from the date of delinquency at an interest rate equal to the highest rate allowed by law, or as otherwise determined by the Board of Directors.
The Association may AND DOES, in the ordinary course of its business, bring actions at law against the Owner personally obligated to pay the same or foreclose the lien against the Lot.Delinquent Assessment/s will incur interest, costs and attorney’s fees that can quickly escalate to many times the original Assessment/s.Property Owners may not waive or otherwise escape liability for the Assessment/s by nonuse of the Common Property or abandonment of his/her lot.
The Board of Directors of the Association takes very seriously what it feels is a duty to the Property Owners to protect them from the negative financial consequences of those that may not feel inclined to timely pay their Assessment/s.The budget and financial viability of the Association is based on the premise that all Property Owners pay their Assessments. In very rare cases, very brief payment plans are considered and only under extreme circumstances.
WHERE DO I GET A NEW MAILBOX OR POST? If you live in Hawks Landing, Lakewood, The Preserve and Watergrass, you may currently have a cypress post with routed numbers and crane. You may change the post to the wooden post in your architectural guidelines.It can be found at your local hardware store and sells for about $30. If you wish to install it yourself, put it back in the same spot and be careful to make sure that it is plumb and level. Don't forget to paint it the grey-beige color matching other posts in your village. If you share a double post with a neighbor, you can switch to two single posts but, the mailboxes must remain in the same location and about 8 inches apart (USPS rule.)
Parts for mailboxes can also be found at hardware stores. The green mailbox used to be sold at Home Depot for about $13. You may now have to go on line to get it from them or buy another color and spray paint it Hunter's Green.

Q. May residents fish in the West Meadows lakes?
A. Residents may fish in the lakes, provided they do not trespass on private property such as private backyards.
Q. Why was I cited for not having landscaping around my pool equipment? Isn’t this the builder’s responsibility? I see many others with exposed equipment and/or AC units. Why am I being singled out?
A. It is stated in the Covenants that landscaping is required to screen pool equipment and AC units. Yes, that should have been your builder’s responsibility to follow the rules. However, when the POA was developer controlled (prior to summer of 2004), many a blind eye was turned to enforcing the Covenants and Guidelines. Now that the POA is resident controlled, there is a renewed effort to see that the rules are being followed. If some homes still have exposed equipment, they will eventually be cited also. Only those in violation are being singled out.
